A 19.3-acre freehold ridge above Savusavu Bay, held since 2018. The concept: five pavilions in tropical mid-century modern, a main residence with an infinity pool, three guest cabanas terraced through the jungle, and an open-air spa. A boutique retreat on one of the last freehold ridgelines this close to town.
The plan Request the memorandumModular steel construction, butterfly roofs, cedar cladding, pin foundations that leave the slope alone.
Owner residence and great room on the highest clear plateau. Infinity pool set on the edge so the water meets the bay's horizon line. This is the signature image of the project and the anchor of every revenue model.
Smaller pavilions terraced down the slope, each with its own outdoor shower in a stone enclosure and a framed glimpse of the bay through the palms. Private, quiet, identical in language to the main house.
Open-air massage pavilion in the garden level with a plunge pool. The wellness layer is what turns a rental villa into a retreat: buyouts, hosted weeks, spa revenue on top of room revenue.
Title, satellite and elevation data. The lot boundary below is indicative; exact lines follow Deposited Plan 7121.
The parcel was bought at a sealed-bid mortgagee sale in 2016 and registered in 2018. Freehold is the scarce tenure in Fiji, a small fraction of all land, and the only tenure a foreign buyer can own outright. That scarcity is the structural reason this ridge is worth developing rather than simply holding.
Each phase pays for the proof the next one needs.
Order-of-magnitude ranges. A quantity surveyor and a Savusavu operator validate every line before capital is committed.
| Item | Range (USD) | Basis |
|---|---|---|
| Main pavilion + pool + cabana 1, all-in | 1.1 – 1.6M | Remote-Fiji luxury build rates, cyclone-rated, plus site infrastructure |
| Cabanas 2–3 + spa pavilion | 0.5 – 0.8M | Smaller pavilions, shared infrastructure already in place |
| Signature villa, nightly rate | 400 – 550 | Above Savusavu's top-decile STR rates; below resort pricing |
| Whole-estate buyout, nightly | 1,500 – 2,500 | Five keys, private pool, spa; the premium product |
| Hosted wellness week, per guest | 3,000 – 5,000 | 8–10 guests; the highest-margin format |
| Finished estate, exit value | 1.5 – 2.5M | Freehold luxury villa comps in Fiji |
Concept renderings. Golden hour, because that is when the bay earns its reputation.

The butterfly roof is the design statement. The hipped roof is the engineering answer. Steep hipped bure forms shed cyclone wind where raised eaves catch uplift, and every top-rate property in Savusavu already speaks this language. Both schemes stay on the table until an engineer and a quantity surveyor have their say.

One of Fiji's great natural harbours. World-class soft-coral diving at Rainbow Reef, the Namena Marine Reserve, and a yachting crowd that arrives by sea and stays for the town.
Jean-Michel Cousteau Resort and Namale Resort set the luxury bar within minutes. The Nawi Island marina development is building the marine infrastructure the area lacked.
Five kilometres away: markets, restaurants, the Copra Shed marina, clinics, and a 30-minute flight to Nadi or Suva. Remote enough to be a retreat, close enough to run one.
Every guest arrives the same way, and the arrival is part of the product. From Labasa, the Hibiscus Highway leaves the cane fields and climbs over the island's spine, past the Waisali rainforest reserve, through villages where the road narrows and children wave, past roadside stalls stacked with mangoes and pineapples. Then the road drops and Savusavu Bay opens below: the whole harbour laid out at once, yachts at anchor, the far shore green against the water. It is one of the great short drives in the Pacific, and it ends at the foot of this ridge. A retreat here does not begin at check-in. It begins at Labasa.
